Operations Manager (July 2007 – 2008)

-Successfully completed the launch of a 65,000 sq. ft. distribution center to wash & ship out plastic containers.
-Managed the setup of a new building, installment of a million dollar wash machine, implementation of operational systems, drawing out procedures & guidelines, integration of software, implementation of tracking & tracing technology (ImageID), building of infrastructure, and all permitting required to launch a 65,000 sq. ft. distribution center.
-Hired, trained, and managed a team of 25 laborers with 3 shift supervisors &  warehouse supervisor.

Business Development Manager, Finance & Analysis (July 2006 - 2007)
Polymer Logistics
-Contributed in all areas (sales, finance-accounting, budgeting, operations, etc.) to the signing of contracts with Fresh & Easy (Tesco UK), HEB, and Wal*Mart suppliers.
-Worked on financial models for all projects and ran daily financial operations.
-Prepared sales presentations and went on calls to customers.
-Edited legal contracts (scope, meaning, jargon, intent, etc.) that are still in place for Polymer's customers.
-Interviewed, hired, trained and managed Polymer office staff.

Purchasing Department:
-Worked with accounts payable, accounts receivable
-Worked with Syncon's new insurance provider to determine and update our insurance requirements.
-Successfully able to get 60+ subcontractors in compliance with our updated insurance requirements.
-Bid out projects to various trades and negotiated for lower prices. 
-Established a rapport with trade partners and oversaw the scheduling/signing of contracts & amendments to contracts.
-Translated all of Syncon's home maintenance manuals  into Spanish.
-Performed bid takeoffs to ensure accuracy of project specifications.
-Prepared budgets for presentation to top executives in order to minimize costs on multi-million dollar projects.
Construction Management:
-Worked with Vice President of Operations to create construction schedules for 5 projects ranging from 70 to over 100  lots.
-Performed audits on all jobsites to ensure quality was up to NHQ (National Housing Quality) standards.
-Worked with project managers to assist in solving jobsite issues.
Land Acquisition & Development:          
-Prepared Powerpoint presentations and sales brochures for Syncon's multi-million dollar land holdings.
-Prepared budgets to present to owner of company regarding land development costs and comparing them to original contracts.
-Put together tracking databases for all of Syncon's water permits, subdivisions & projects, consultants & contacts, and maintained each of these databases.
